Federated Hermes MEPC, the asset manager and developer behind the successful Wellington Place urban quarter in Leeds, has completed the first phase of refurbishment works at 2 Wellington Place and is progressing into the next stage of the building’s transformation.
The initial phase, which included the replacement of cladding and a refresh of the brick façade, is paving the way for the full refurbishment which is scheduled for completion in autumn 2027.
Once complete, 2 Wellington Place will offer 119,000 sq ft of Grade A office space across seven floors, designed to support the evolving needs of today’s businesses. The building will be all electric and net zero energy in operation, with sustainability at its core. It is targeting both an EPC ‘A’ rating and BREEAM Excellent.
The next phase of the refurbishment will include a remodelled entrance and reception area, leading to a stylish business lounge. Flexible floor plates with exposed soffits will create a modern working environment. Occupiers will also benefit from upgraded facilities including 15 showers, 140 lockers, a cycle maintenance hub and 152 secure bike storage spaces.
In addition to high-quality workspace and amenities, occupiers will enjoy access to Wellington Place’s business community including a vibrant events programme, featuring fitness classes, networking opportunities, wellbeing workshops, and a growing mix of local food and drink options, including the newly opened Madre restaurant.
